The site is located in the picturesque village of Morebattle, about 8 miles from Kelso in the Scottish Borders. The property is on Teapot Street which is part of the conservation area. The ‘byre’ sits to the north of 4/5, The Square in a residential area.

The project is to create one family home from the two semi-detached houses and outbuilding to the rear, using retrofit measures to preserve and enhance the building’s appearance and character whilst improving energy efficiency within the historic buildings.

The byre will accommodate the family kitchen-dining space, with living, bedroom and bathroom accommodation within the main house. Due to the orientation of the byre, the proposed family kitchen/dining/living space will benefit from morning sunshine from the rear garden and evening sun to the west facing Teapot Street side.

The byre is in a poor state of repair and the currently used as storage, although was originally built as a dwelling-house in 1769. There has been remedial repairs to the west facing elevation and part of the north elevation using reclaimed brick, and the north, east and south elevations retain their original solid stone rubble walls. Proposals include remedial works to the existing walls in traditional materials and a new roof in corrugated metal sheeting.

The project has now received full planning permission and building warrant, and works has started on site. The first phase of the project will concentrate on the conversion of the main house, with the outbuilding following in succession.
